






HOUSING SOCIALE IN CAGLIARI

Construction of a residential complex comprising 176 housing units intended for social housing, divided into four lots.
The entire complex also includes a central square and complementary residential support services (SIA), as well as an area dedicated to sports facilities: football, basketball, and volleyball courts.

high environmental quality: buildings designed to achieve the nZEB level
The project strategy is implemented through the careful placement and definition of service spaces to be included in the semi-public and semi-private areas of the various building complexes.
The design of the different building typologies, distributed across the various lots, not only complies with the requirements of the implementation plans but also aims to create semi-public spaces such as courtyards, squares, and podium rooftops. These spaces accommodate pathways and complementary functions designed to broaden the range of opportunities for residents. These complementary functions are mostly located in enclosed, semi-private spaces that encourage interaction and integration among residents.

MATERIAL AS A FAÇADE ELEMENT
The choice of materials will aim to optimize the energy performance of the façade, paying close attention to the environmental sustainability of their production cycle and to the reduction of costs during both construction and management phases. These aspects find a balanced relationship with the architectural expressiveness through the compositional choices of the elevations.
Ceramic, plastered insulation system, metal, wood, and glass will be the materials used for the façade composition: durable materials, possibly derived from recycling, easily maintainable, and recyclable at the end of their life cycle.
Across the different lots, the dialogue between these materials has been developed to characterize the various spaces.
The above-ground volumes will be built with two main stratigraphies:
– a plaster finish on an expanded elasticized polystyrene insulation system;
– a diamond-shaped ceramic finish, featuring three different geometries, mixed and/or used alternatively.
These finishes will ensure maximum protection and efficiency, along with high durability and minimal maintenance.
